From Tundra Hotel's point of view, a successful hotel asset management strategy means that the hotel's long-term value will increase over its lifetime to a significant degree over initial acquisition costs. Many ways to do this, the most obvious are optimizing costs, and maximizing the revenue. Others not so obvious, are building the brand, creating unique experiences which must evolve and adapt to each moment to the client needs, maintaining the property in perfect conditions, both Building and FF&E, etc.

Hotel Asset Management

Tundra works for the Hotel Ownership, and together with Hotel Management Team, prepares Budget according to the set goals with the Hotel Owners. Budget includes a Cash-flow and Sales & Marketing Plan.  

Once Budget is agreed, Tundra ensures that the results are achieved on a monthly or quarterly basis, maximizing through Revenue Management, costs savings, sales optimization, ensure FF&E Reserve is effectively invested, control of Cash-flow, ensure no additional charges are invoiced from Hotel Management.​

Hotel Operational Management

Tundra Hotels the Operational Budget according to the set goals with the Hotel Owners. Budget includes a Profit & Loss, Cash-flow and Sales & Marketing Plan.  

Once Budget is agreed, Tundra Hotels ensures that the results are achieved trough costs savings, sales optimization, ensure FF&E Reserve is effectively invested, control of Cash-flow, ensure no additional charges are invoiced from Hotel Management.​

Tundra Hotels selects an operator according to the previously defined concept, location and building characteristics.

In some cases, Tundra Hotels may recommend as an operator, it's daughter company, White Brand Hotels, which has a qualified and experienced Hotel Management Team. White Brand Hotels manages boutique hotels using the owners brand.

Hotel Interim & Turn Around  Management

This service is normally rendered when encountering a Hotel Management change or the Owner has a determined objective, such as:​

  1. Hotel Renovation​
  2. Hotel Refurbishment​
  3. New procedure Implementation

When financial results are not those which Owners agreed and/or expected, the Hotel Ownership may want to get back on track and temporally contracts Tundra to optimize the result through a temporal management strategy.​

Another reason could be the quality of the hotel, either because the product doesn’t meet Owner’s expectation, or because conservation of hotel hasn’t been according to planned.​
